Definition

Flashing is metal sheeting (usually aluminum or galvanized steel) installed at roof transitions, penetrations, and intersections to prevent water infiltration. Common types include step flashing (along walls and chimneys), apron flashing (at horizontal transitions), valley flashing, pipe flashing (around penetrations), and drip edge (along eaves). Poorly installed or missing flashing is the #1 cause of roof leaks — more than aging shingles. Proper flashing installation is what separates a quality roof job from a cheap one.
